Durch die Entfernung von nur 4 Kilometern zum Messezentrum, "Centro de Convenções de Pernambuco", haben wir ganzjährig neben Touristen aus aller Welt auch viele brasilianische Kongressteilnehmer als Übernachtungsgäste.

Ich denke, die Pousada ist ein interessantes Angebot und ist für einen Investor durchaus attraktiv, weil sie nahtlos weitergeführt werden kann. Es gibt auch einen Steuerberater und einen erfahrenen deutschsprachigen brasilianischen Rechtsanwalt schweizer Abstammung, welche für die laufende Geschäftsabwicklung und Verwaltung weiterhin auf Wusch beibehalten werden können. Auch besteht ein Transferservice, Ausflugsmöglichkeiten, sowie die Vermittlung der Miete von Autos, was ebenfalls übernommen werden kann.

Das Haus ist ein denkmalgeschütztes Gebäude und es stehen keine Renovierungen oder Reparaturen an, weil ständig alles auf dem Laufenden gehalten und gepflegt wurde und wird.

Beschreibung des Grundstücks:
Zur Strassenseite der Rua do Amparo hin ist das Grundstück ebenerdig und nach hinten handelt es sich um eine unverbaubare Hanglage mit Blick auf die Städte Olinda und Recife. Das Grundstück ist terrassenförmig überbaut und auf 4 Ebenen angelegt.

Beschreibung des Gebäudes:

Eingangangshalle (1. Ebene):
Ebenerdig von der Rua do Amparo aus betritt man die Eingangshalle.

In der Eingangshalle führt eine Wendeltreppe zum 1. Stock. Dort befindet sich das Büro mit Wohnraum und eine Dusche mit WC.
Dieser Raum kann ebenfalls als das beste Gästezimmer der Pausada zusätztlich genutzt werden.

Grosse Terrasse (1. Ebene):
In der Eingangshalle führt hnten eine Türe gleichfalls ebenerdig weiter auf die "Grosse Terrasse". Im Korridor auf der linken Seite befinden sich ein Vorratsraum und anschiessend das Zimmer Nummer 9. Auf der rechten Seite des Korridors befinden sich die Zimmern 10, 11, 12 und 13. Gegenüberliegend des Zimmers 13, am Ende dieses Korridors befinden sich auf der linken Seite noch zwei Toiletten mit Duschen. Und vorne befinden sich Tische und Stühle, von wo aus Olinda und Recife zu sehen sind.

Neben dem Zimmer 9 im Korridor auf der linken Seite führt eine Wendeltreppe auf die "Kleine Terrasse" im 1. Stock der
2. Ebene.

Kleine Terrasse (1. Stock - 2. Ebene):
Eine Wendeltreppe, befindlich neben dem Zimmer 9, führt auf die "Kleine Terrasse".

Im Rückteil der "Kleinen Terrasse" befindet sich der Platz zum Aufhängen und Trocknen der Wäsche. Vorne befinden sich auf der "Kleinen Terrasse" einer der besten Ausblicke auf Olinda und Recife.

1. Untergeschoss innerhalb des Hauses,
sich befindlich unter der "Grossen Terrasse (3. Ebene):

Von der Eingangshalle führt eine Treppe zum
1. Untergeschoss. Dort befinden sich auf der linken Seite die Zimmer 1, 2 und 3.

Anschliessend wächst auf der linken Seite ein Brotfruchtbaum hinaus auf die "Grosse Terrasse". Angrenzend auf der linken Seite befinden sich die Küche und der danebenliegend ist der Servicebereich der Angestellten.

Runterkommend von der Eingangshalle befindet sich im
1. Untegeschoss gegenüberliegend auf der rechten Seite der Zimmer 1, 2 und 3, ein Korridor auf der linken Seite, welcher in den Frühstuecksraum führt. Dieser Frühstuckraum befindet sich gegenüberliegend der Küche.

1. Untergeschoss ausserhalb des Hauses, (2. Ebene):
Vom Frühstückraum führt eine Türe raus auf die "Terrasse des Zimmers Nummer 8", gleichfalls mit Ausblick, Tischen und Stühlen.

2. Untergeschoss (3. Ebene):
Vom Frühstückraum führt eine Türe raus auch zu einer Treppe runter zum 2. Untergeschoss. Im Korridor des
2. Unter-geschosses befinden sich links die Zimmer 4 und 5 und rechts die Zimmer 6 und 7. Vor dem Zimmer 7 befindet sich eine überdachte Sitzgelegenheit, gleichfalls mit Ausblick. Und gegenüberliegend der überdachten Sitzgelegenheit auf der linken Seite vor dem Zimmer 5, befindet sich ein kleiner angelegter Garten mit Bananenstauden.

3. Untergeschoss (4. Ebene):
Der Korridor des 2. Untergeschosses führt am Ende zu einer Treppe, wodurch man auf das 3. Untergeschoss gelangt.

Hier befinden sich der Swimmingpool, eine Dusche im Freien, eine weitere Toilette mit Dusche, sowie Liegen, Tische und Stühle.

Unter der überdachten Sitzgelegenheit des
2. Untergeschosses befindet sich der Raum für die Wartung des Swimmingpools.
